MySelangor Home: Selangor State Main Scheme

MySelangor Home is an outstanding affordable housing scheme by the Selangor State Government, managed by Selangor Housing and Property Board (LPHS). This scheme offers residential units at prices 30%-50% lower than open market prices in the same area, including strategic locations such as Setia Alam, Shah Alam, Klang, Cyberjaya, Semenyih, Bangi, Puchong, Cheras and Selayang.

Eligibility Criteria

  • Applicant and spouse (if married) must be Malaysian citizens aged 18 years and above.
  • Do not own another residential property in Selangor.
  • Income limits vary according to the type/category of unit applied for (see table below), income is calculated as combined husband and wife if married.
  • Under MySelangor 3.0, single individuals under the age of 30 are also allowed to own a one-bedroom unit (price around RM114,750), a special update for young professionals who are not married.

How to Apply

  1. Register/login on the official portal ehartanah.lphs.gov.my.
  2. Complete personal information, household income and project/location preferences.
  3. The system will match your eligibility with unit categories (A-E) based on the registered income.
  4. Important note: only one application is allowed per household at any one time — ensure your spouse does not make a separate application which could cause both applications to be cancelled.

Other Housing Schemes in Selangor

Other than Selangorku Homes, residents in Selangor are also eligible to apply for federal schemes such as PR1MA (income limit RM2,500-RM15,000, covering projects in Selangor as well) and federal PPR for the B40 group with lower income through the TEDUH KPKT portal. Some local authorities (PBT) in Selangor also have their own quota of affordable homes in private developer projects under the state's affordable housing policy — check with your local PBT (MBSA, MPAJ, MPK and others) for additional opportunities.

Tips for Applying: Compare Before Choosing

Due to the income limit of Rumah Selangorku (up to RM14,500) overlapping with the PR1MA limit (up to RM15,000), many households in Selangor are actually eligible for both schemes simultaneously. The best strategy: apply for both, then choose the offer that best matches your family's needs in terms of location/price once approval is received. Use the DSR Calculator to estimate your bank loan eligibility first, so that you don't apply for a unit that ultimately falls outside your monthly repayment capacity.

Conclusion

Rumah Selangorku offers one of the clearest category structures among state affordable housing schemes in Malaysia — five clear categories according to income, covering almost the entire B40 and M40 population in Selangor. For Selangor residents/employees, this is usually the best starting point before checking federal schemes like PR1MA.
